This Privacy Policy describes the information Turtur Home Loans (“Turtur Home Loans,” “Company,” “we,” “us,” or “our“) collects about you, how we use and share that information, and the privacy choices we offer. This policy applies to information we collect when you register for our mortgage broker services, access or use our website, mobile applications, products, and services (collectively, the “Services“), or when you otherwise interact with us.
As used in this Privacy Policy, the term “Site” includes all websites and devices or applications operated by Turtur Home Loans that collect Personal Information (defined below) from you and that link to this Privacy Policy, all pages within each such website, device, or application, and any equivalent, mirror, replacement, substitute, or backup website, device, or application.
By using our Site, you are consenting to the use of information as described in this Privacy Policy and to the other Turtur Home Loans policies posted on our Site. Because of the financial nature of our business, our Sites are not designed to appeal to children under the age of 18. We do not knowingly attempt to solicit or receive any information from children.

When you register for an account on the Site or our secure loan-application portal, you provide your name, email address, telephone number, and a password. You use these credentials to access your pre-approval and loan-application information, financial information, and customized rate scenarios. We use your contact information to provide you with messages, alerts, and updates regarding your loan status as part of the Service. You will be able to update and modify the information you have entered until your loan progresses to the lock-and-close stage.
You may also be asked to provide identification information to confirm your identity, including your full legal name, date of birth, Social Security number, and a copy of a government-issued ID, as required by federal and state law (including the USA PATRIOT Act’s customer-identification requirements).
To pre-qualify or apply for a mortgage, you will be asked to provide financial information including, but not limited to, income, employment history, assets, debts, monthly housing expense, the source of your down payment, and information about the property you are buying or refinancing.
By submitting a loan application or a request to be pre-qualified, you authorize Turtur Home Loans and our wholesale lender partners to obtain a copy of your credit report and to share that report with the lender(s) we believe can best serve your loan request, in order to process your pre-qualification or loan application. Credit-reporting agencies may share your information with other companies when you apply for a home loan. This may cause you to receive emails or phone calls offering credit cards, refinancing, or other loan products. You can stop these “prescreened” credit offers by calling 1-888-5-OPTOUT (1-888-567-8688) or visiting www.optoutprescreen.com.
You may be asked to provide additional information that will be provided to wholesale lenders in connection with your loan application, including pay stubs, W-2s, tax returns, bank statements, asset statements, and other documents required by the lender to underwrite your loan.
To streamline the application process, you may have the option to authorize the connection of third-party accounts (for example, employment-and-income verification services or asset-verification services that link to your bank or payroll provider). If you elect to use these services, we receive only the verification information from those services and do not store your bank or payroll log-in credentials.
When you visit our Site, we and our service providers may automatically collect certain information about your device and your interaction with the Site, including your IP address, browser type, operating system, referring URL, pages viewed, links clicked, and the date and time of your visit. We collect this information using cookies, web beacons, pixels, server logs, and similar technologies. We use this information to operate the Site, measure performance, prevent fraud, and improve our marketing.

Turtur Home Loans is a licensed mortgage broker. We do not make loans or fund mortgages directly. To get you approved, we share your loan-application information — including your name, contact information, Social Security number, financial information, and supporting documents — with one or more of the wholesale lenders on our approved-lender list, so they can review, underwrite, and (if approved) fund your loan. Each lender will use your information in accordance with its own privacy policy and the federal Gramm-Leach-Bliley Act notice it provides to you at application.
We use Arive, a third-party loan origination system, to manage and process your loan application. Your application data is stored in Arive’s secure cloud environment, and Arive processes that data on our behalf as a service provider.
We share information with service providers who perform functions on our behalf, including, without limitation:
We require our service providers by contract to use Personal Information only for the purposes for which we share it and to maintain reasonable safeguards to protect it.
We may disclose Personal Information when we believe in good faith that disclosure is necessary to (a) comply with applicable law, regulation, legal process, subpoena, or governmental request; (b) enforce our Terms of Service or other agreements; (c) detect, prevent, or address fraud, security, or technical issues; or (d) protect the rights, property, or safety of Turtur Home Loans, our customers, or others.
If Turtur Home Loans is involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, your Personal Information may be transferred as part of that transaction. We will notify you of any such change in ownership or control of your Personal Information and any choices you may have regarding your information.
We may share your information for any other purpose with your consent.
Turtur Home Loans does not sell your Personal Information for money. We do not share your Personal Information with unaffiliated third parties for those third parties’ own marketing of their unrelated products and services without your consent.
By submitting your information through our Site, calling us, or texting us, you agree that Turtur Home Loans and our wholesale lender partners and service providers may contact you by telephone (including on a recorded line), automated dialing systems, pre-recorded calls, text messages (SMS/MMS), email, fax, or any other reasonable means at the telephone numbers and email addresses you have provided, even if those telephone numbers are on the National Do Not Call Registry, any state-equivalent registry, or our internal Do Not Call list. Standard message and data rates may apply.
You may opt out of marketing calls and emails at any time by emailing info@turturhomeloans.com, by replying STOP to a text message, or by clicking the “unsubscribe” link in any marketing email. Opting out of marketing communications will not stop transactional or service-related communications about an active loan application.
We maintain administrative, technical, and physical safeguards designed to protect Personal Information from unauthorized access, disclosure, alteration, and destruction. These safeguards include encryption of data in transit (TLS/HTTPS), restricted access controls, secure storage in our loan origination system (Arive) and other vetted service providers, and ongoing monitoring of our systems. No method of transmission over the internet, however, is 100% secure, and we cannot guarantee the absolute security of your Personal Information.
We retain your Personal Information for as long as is necessary to provide the Services to you and as required by applicable federal and state mortgage-recordkeeping laws. Mortgage application files (whether your loan was funded, denied, withdrawn, or incomplete) are generally retained for a minimum of three to five years from the date of action, and longer where required by lender, regulator, or insurer. Once retention obligations have lapsed, we will delete or de-identify your Personal Information.
You have the following choices regarding your Personal Information:
If you are a California resident, the California Consumer Privacy Act (as amended by the California Privacy Rights Act) gives you certain rights with respect to your Personal Information, subject to applicable exceptions for financial information already covered by the federal Gramm-Leach-Bliley Act. These rights may include the right to know what Personal Information we collect, use, and disclose; the right to request deletion or correction of certain Personal Information; and the right not to be discriminated against for exercising your rights. California Civil Code § 1798.83 also permits California residents to request certain information regarding our disclosure of Personal Information to third parties for those third parties’ direct marketing purposes. To make such a request, please use the same email address.

Our Services are not directed to children under the age of 18, and we do not knowingly collect Personal Information from children.
