Weston underwriting realities

Weston’s underwriting profile is distinctive: high-income borrowers, complex income structures (physician income, executive compensation with RSUs and bonuses, self-employed business owners, foreign nationals), and meaningful asset-depletion profiles for retirees. The single biggest mistake we see is buyers going to a national big-bank lender that can only run W-2 income through a vanilla underwriting box. We have portfolio relationships that work through asset-depletion, K-1 income, physician contracts, and foreign-source income properly — which often unlocks better pricing and faster closes. On the property side, most Weston homes are 1990s-2010s construction in well-funded HOAs, so the property-side underwriting is straightforward.

Weston-specific costs you should plan for

  • Property tax — Broward millage roughly 1.0%–1.3% of assessed value. Weston’s city portion is competitive but the higher home values make the absolute dollar amount meaningful. Homestead exemption (file by March 1) drops $50,000 off taxable value.
