West Palm Beach underwriting realities
WPB’s diversity creates more underwriting variability than any other Palm Beach city. Historic homes in El Cid, Flamingo Park, and Northwood often need wind-mitigation credits, 4-point inspections, and roof-age confirmation before insurance binders. Downtown condos along Flagler have warrantability variation by building — older buildings may have post-Surfside structural-reserve assessments. The newer CityPlace-adjacent buildings generally finance cleanly. In the working-class western zips, the most common underwriting issues are appraisal-comp ranges and rental-property cash-flow analysis for DSCR loans. We pre-screen all of this before contract.

- Property tax — Palm Beach County millage roughly 1.0%–1.3% of assessed value. Homestead exemption (file by March 1) drops $50,000 off taxable value.
